Position Overview:
The Real Estate Portfolio Coordinator is responsible for supporting the Real Estate Portfolio Management Lead in the Philippines, Australia & New Zealand (ANZ) in the preparation of and management of real estate leases, including support of Accenture's Policy 20 business case development, portfolio management & lease documentation management. The role is part of a wider Real Estate CoE (RE CoE) organization, reporting into the Real Estate Portfolio Management Lead for the Philippines and ANZ as well as overall Global Portfolio Management Lead.
What will be your responsibilities?
Provide Real Estate Portfolio Management Lead with data and other real estate statistics to support the delivery of the real estate strategy for the Philippines and ANZ
Monitor the management of real estate portfolio pipeline plans for the Philippines and ANZ
Provide Real Estate Portfolio Management Lead with timely information regarding the real estate portfolio and real estate activity
Assist with preparation and review of all real estate business cases in adherence to real estate policy and procedures (AP20, AP3, AP940 and other Accenture policies as appropriate)
Analyze Real Estate V&A Due Diligence materials, including portfolio analysis, financial analysis (incl. dilapidations), lease event dates, Real Estate integration plan Facilitate preparation of financial analysis for business cases
Conduct attendance/utilization analysis of the portfolio to identify opportunities to improve efficiency and reduce cost
Prepare location risk and building safety assessments for policies related to Life Safety, GAP, and Sustainability
Analyze leases to ensure all critical contract dates are observed and dealt with in sufficient time
Analyze leases relating to the observance of lease contract conditions
Analyze service charges and property taxes to identify potential opportunities for negotiation with Landlords
Support lease and other real estate related reporting needs
Prepare, review and ensure accuracy of real estate, legal and financial documents related to Accenture’s leases
Work closely with external real estate consultants and suppliers as appropriate
Work closely with the RE Team, Workplace and CIO to analyze data to support new/evolving real estate and workplace needs
Manage corporate reporting obligations concerning real estate commitments for the Philippines and ANZ, including formal input to Accenture
WHAT ARE WE LOOKING FOR?
Bachelor’s degree in Real Estate Management, (or) Business Administration, (or) Engineering/Architecture
5+ years of business and/or real estate strategy experience
Strong financial acumen
Strong business case development, rationalization and presentation skills
Excellent communication, organization time management and problem-solving skills
Excellent track record of building relationships with stakeholders
Strong multi-tasking skills with the ability to manage multiple projects
Strong ability to function as a Team Player and maintain a good working relationship, yet think and act independently with professionalism, discretion and confidentiality
Attention to detail and willingness to flex based on business priorities
